Get an Estimate: Don’t Be Shortchanged.
We provide line-item detailed materials and labor estimates, and project duration.
Some clients come to us after the sales transaction and it could be too late. They didn’t get the actual construction cost credit to complete the actual repairs.
It’s a good idea for the seller/buyer to get a third party to price out repairs so the parties can negotiate with actual costs. Do not make or take a credit without ensuring yourself the credit accurately reflects the true current market rates for the construction trades you need. Someone will inevitably lose out financially when that happens. This can be avoided if you call us upon receiving your home HIR or the BRA.

Common Buyer Repair Addendum Repairs
The buyer and seller get the home inspection report from the home inspection. As the buyer, you get to list the repairs you want perform in the Buyer Repair Addendum.
Some times you may want an estimate to see what the cost would be.

Our Process
– Contact Us. Give us a call to discuss your project and close of escrow date.
– Upload your report. Submit your home inspection report with a list of repairs called out on the Buyer’s Repair Addendum (BRA) or a list of other items you would like to have estimated.
– Property Visit. We schedule a time to visit the site and review the repair items.
– Detailed Estimate.* You will receive a highly detailed construction estimate that accurately reflects current construction costs in Central Oregon and anticipated duration of project. Depending on the scope of items, we contact the proper licensed specialty contractor(s) and receive accurate pricing for each repair.
– You approve. Upon your approval, we coordinate all of the licensed contractors who will perform each trade and schedule them to make the repairs.
– Communicate, Communicate, Communicate. We will be in regular communications with status and photo updates. Repairs are completed per schedule.
– Licensed contractors paid. We make payments to all licensed subcontractors immediately upon completion of each project and their paid invoices will be submitted into escrow.
Timeliness. Unlike other home improvements, we know real estate transaction repairs have their own timeline. Repairs must be completed by close of escrow – this could save or sink a deal. Let us save your deal.
*Estimate Pricing. Our detailed estimates start at $300. The fee is based upon the number of repair items and is waived when you have the work performed. If you’re using the estimate as a credit amount, feel confident about getting accurate construction costs with our line item estimates.
RENTAL PROPERTY REPAIRS
If you own a second home or rental property in Central Oregon, you know how important it is to have someone local and on the ground. We’re your point of contact when you’re away to ensure your property is ready for you or your next renters. We answer your calls and work quickly in between your visits or rentals.
We know communications is super critical here, particularly when you can’t be on the property yourself

PRICING
Estimates
Estimates start at $300 and from there are based on the number of repair items. The fee is waived if the work will be performed.
Estimates include site visit(s) and detail itemized materials and labor costs. They reflect current material and labor costs (from contractors who will perform the labor).
These estimates can be used in real estate transactions so buyers, sellers, and realtors can make decisions based on accurate current costs.
Free estimates are available. These are preliminary ballpark estimates and do not include a site visit or written detailed figures.
General Contractor Fees:
We bill a percentage of the subcontractor’s fees.
Rapid Repairs
We appreciate prompt payment as we typically work on a very tight deadline to ensure repairs are completed well and timely. Subcontractors working on your projects are paid promptly.
