- Arborists
If you’re looking for licensed contractors to perform necessary duties in a timely manner, call on us. If you’re looking for an estimate only in order to complete a real estate transaction, we can help.
These include home buyers, sellers and owners. Realtors typically contact us on behalf of their clients to assist with closing their real estate transactions.
Our network of licensed and insured specialized contractors, along with our expertise in construction coordination/management, make us a one-stop-shop for home buyers, sellers and owners looking for rapid response repairs.
Buying and selling a home is stressful for all parties involved. You do your due diligence by having an appraisal and a home inspection performed BUT how much will the repairs called out on the home inspection report cost in today’s market?
We are experts at estimating costs of all projects. Our numbers are based on costs we get directly from our contractors and our full network of specialty licensed tradesman partners.
We study materials and labor costs daily, which allows you to get an accurate estimate every time.
Realtors are experts in the housing markets, but that doesn’t translate to current construction costs. Most do not have the necessary relationships with all the trades that we do to get your repairs done, prior to the close of your escrow.
It is very common we get calls after a real estate deal closes and the credit given or received is largely off-mark, usually too low.
Realtors have the fiduciary obligation to protect your financial interests and guessing on your credit can become a costly mistake. The deal may be closed faster, but a party can be left holding the bag on thousands of dollars of uncredited necessary repairs.
Unfortunately, we see this often.
Yes, contact us here with your home inspection repair report or punch list and we can provide a free preliminary estimate. Note, this is preliminary only and provides a ballpark current cost. It does not include a site visit or detailed line item estimation.
We can prepare only the estimate for you to get an accurate credit, and you can do the repairs when you like, with whomever you’d like.
The costs are based on the amount of line items requested by the buyer or seller. A base estimate begins at $300.
We provide free preliminary-only estimates based on home inspection report or punch list. Upload your report here.
All estimates begin with a visit to the house in escrow. We review the items called out in the Buyers Repair Addendum or the Home Inspection Report.
Next we research all of the necessary costs for general construction items and get accurate estimates from the proper licensed tradesmen for all of those necessary items.
With all of the information gathered, we put together a very detailed and comprehensive estimate that reflects what you would pay if you were to do the work right away.
It is much more thorough and accurate than what your realtor would guess.
You may be wondering this, especially if you’re new to Central Oregon.
Our construction roots began in the 1980s in Southern California. There, we had so much labor that costs were very competitive and there were so many companies from which to choose.
Unlike that market, Central Oregon is continually growing while suffering from lack of labor. Many licensed contractors work alone, or maybe have a couple of employees. This makes them extremely busy and they usually will not answer calls from new clients. When they do answer or call back, they are usually booked out for weeks to months.
We have relationships with licensed tradesmen in our network and hire them consistently. We also pay them immediately upon completion of their work. They answer our calls and we can get the right licensed contractor for your job, right away.
Customers typically come to us because no one else has returned their calls. We can coordinate the work and get it done for you.
We have a winning formula for successful rapid response repairs.
Based on 30+ years of knowledge and experience, we speak the same “language” as the tradesmen. We communicate with you, the client, in layman terms and provide regular clear communication and updates.
With this background, we coordinate all licensed subcontractor work and their respective tasks. The communications are clear and the subcontractor does not need to work directly with the homeowner.
Another key is we call on and work with these licensed professionals regularly. This makes it easy to work with us.
Very importantly, we pay them immediately upon completion of their hired task.
From a tradesmen perspective, immediate payment, focusing on their trade tasks and working directly with us – this adds up to a successful relationship, particularly in Central Oregon where construction labor is scarce.
We very proud of our 100% success rate in finishing all projects prior to close of escrow to date. We are that good!
We work with buyers, sellers and sometimes directly for one of their realtors.
Our goal is to make sure the only screws in your deal are in the walls of the home, not in your transaction. Oftentimes we work for the seller during the transaction and the buyer after the transaction closes. This can be very streamlined as we have already made contact with the correct licensed contractors.
YES! We work with contractors who are licensed and insured. If they have employees, we make sure their workers compensation insurance is valid and up to date.
We do the same for all of the specialty trade contractors we work with as well.
We hire contractors for their work quality and their insurance.
We are a full service general construction company. Basically, if it is in or on your home, we can fix, build or remodel it.
We cover all trades from the foundation to roofing and everything else in between. Some common examples are assisting with homeowner association compliance, such as constructing AC or trash enclosures. As well, we make repairs and complete seasonal maintenance on vacation property rentals.
Paid subcontractor invoices are submitted at the completion of each project. This transparency ensures all parties that our billing is accurate and all project debts are finalized.
We also submit paid receipts into escrow.

Pro Tip: Do not make or take a credit in your real estate transaction without ensuring yourself the credit accurately reflects the true current market rates for the construction trades you need.
One party will inevitably lose out financially when that happens. This can be avoided if you call us immediately upon receiving your home HIR or the BRA.
